Can any attic be turned into a bedroom?

Not every attic can automatically become a bedroom. A converted attic is only a legal, habitable bedroom if it meets Building Regulations, and head height on its own is not enough to make it one. This is an important distinction, because a room that is comfortable to stand in is not the same as a room that legally counts as a bedroom.

To be a proper bedroom, the space needs to satisfy several requirements together:

  • Proper fixed stairs, not a ladder or a pull-down ladder.
  • Fire safety and a safe means of escape.
  • Adequate ventilation.
  • Natural light.
  • Adequate head height.

Fixed stairs often shape the design more than people expect, because they need enough space to land safely at both levels, and that can affect the room below. Fire safety, ventilation, and natural light all have to be designed in rather than added as an afterthought. Where the existing head height falls short, a dormer or a hip-to-gable conversion can create the standing room a habitable bedroom needs, while a straightforward Velux conversion may suit an attic that already has the height.
