A converted attic counts as an extra bedroom on a property listing, and as habitable floor area for a BER assessment, only when it is a properly certified habitable room. In practice that means it was built to Building Regulations, with fixed stairs, fire safety and escape, ventilation, natural light and adequate head height, and you hold the Certificate or Opinion of Compliance.
Where that is the case, the benefit is real. The converted space is treated as part of the home’s habitable floor area, it can be listed as a bedroom in good faith, and a well finished conversion generally improves saleability. It is one of the more cost-effective ways to add a usable room without extending the footprint of the house.
Where the conversion was not certified, the picture is different. An uncertified room cannot be counted as a bedroom in an honest listing, and it can actually complicate a sale rather than help it, because the buyer’s solicitor and their surveyor will look for documentation that is not there.
