Can I call my converted attic a bedroom when selling?

You can honestly describe and sell a converted attic as a bedroom only if it was built to meet Building Regulations and you hold the Certificate or Opinion of Compliance to prove it. That means proper fixed stairs, fire safety and a means of escape, adequate ventilation, natural light and sufficient head height. If those boxes are ticked and signed off, the room is habitable and can be marketed as a bedroom.

A room reached only by a fold-down ladder, or one carried out without sign-off, should be described as storage, a study or an “attic room” rather than a bedroom. Calling it a bedroom when it does not meet the standard is not just a wording issue: when you go to sell, the buyer’s solicitor will look for the paperwork, and its absence can stall or complicate the sale.
