A complete attic conversion quote should cover everything needed to turn the loft into a safe, warm, usable room, from structural work through to finishing. The catch is that not every quote includes the same items, so it is essential to read the detail and ask what is left out.
A thorough quote typically includes:
- Structural work: reinforcing the floor, any steel beams, and forming the opening for the stairs.
- Roof works: roof windows, or the dormer or gable structure for those conversion types.
- Insulation: to the required standard, so the room is warm and compliant.
- Staircase: a fixed, compliant stairs, which is a legal requirement for a habitable room.
- Fire safety: fire doors, smoke detection and any protected escape route required.
- Electrics and heating: lighting, sockets, and extending the heating system.
- Plastering, flooring and decoration: the internal finish of the room.
Items that are sometimes extra, and worth checking, include an en-suite bathroom (typically €8,000 to €15,000 on top), relocating a water tank, upgraded joinery or glazing, and any planning or certification fees. VAT should also be stated clearly; renovation work is charged at the reduced 13.5% rate.
