What It Involves

A bright new room inside your existing roof

A Velux or rooflight conversion keeps your roof shape exactly as it is and brings the attic up to standard from the inside. It is the least disruptive option and, where your head height allows, the best value way to gain a real room.

  • Rooflight windows set into the existing slope for natural light
  • Strengthened floor so the space takes everyday loads
  • A compliant, fixed staircase, not a ladder
  • Insulation, electrics, heating and a finished interior

Is It Right For Your Home?

It comes down to head height

Because a rooflight conversion does not raise the roof, the head height has to already be there. We measure it on site and look at your roof structure, since a traditional cut roof is usually easier to open up than a modern trussed roof.

  • Best where there is good existing ridge height
  • Cut roofs convert more readily than truss roofs
  • Internal works with rear rooflights are often exempt from planning
  • If head height is tight, a dormer may suit better

The Honest Bit

A rooflight room is only a “bedroom” if it meets habitable standards

If your head height and the other building-regulation standards are met, we build and certify the space as a habitable room. If they are not, we will tell you plainly: it can still be a brilliant non-habitable room or storage space, but we will not let you sell it to yourself, or a future buyer, as something it is not.

Velux Conversion FAQs

Common questions, answered straight

Internal conversions with rear or side rooflights are often exempt from planning, but building regulations always apply, and front-facing windows or protected structures can change that. We confirm your specific situation at the assessment. See our planning guide.

Because a rooflight conversion does not raise the roof, you need good existing head height for it to work as a habitable room. We measure this on site and tell you honestly whether a rooflight room will meet standards or whether a dormer is the better route.

Usually, yes, because the roof structure stays largely in place. The trade-off is that you do not gain extra head height or floor area. Our cost guide compares the conversion types side by side.
